Candlewood Village HOA

Welcome To Candlewood

Candlewood was the first of ten villages developed and built in Smith Farm. The village consists of 154 detached, single family, zero lot line residences. Village owners are responsible for maintaining the landscaping and the irrigation system for their lots and the upkeep and maintenance of the exterior of their homes. All lot owners are automatically members of the Candlewood Homeowners Association.

The Candlewood Homeowners Association Board of Directors is responsible for the collection of the common assessments, control of the common expenses and upkeep and maintenance of all the common properties including the landscaped areas and the irrigation system within the village. 

The CEA Property management Association is in place to administer and maintain the Candlewood property consistent with Candlewood’s standards and current operating budget as established by the Board of Directors.

Normally the Home Owners Association general meetings are held the third Thursday of every month. As a reminder the date, times and location are posted each month online and at the village entrance. We look forward to seeing you there.

Please be sure to review this information, there is little to no tolerance for violators, per Smithfarm and Palm Beach County. 

Please Read:  There have been many complaints recently regarding owners leaving their trash out without placing in proper receptacles and owners not picking up after their pets.  This creates problems for you and the Community as it directly relates to the rat problem we are spending money to control as well as the property value of your homes.  It is not pleasant to view trash blowing around the streets or stepping or smelling animal feces while out playing or walking.  Please be courteous and remember these rules.  CEA will enforce these with fines if necessary.

PLEASE REMEMBER IF YOU ARE NOT ATTENDING THE MEETING TO GIVE YOUR PROXY TO SOMEONE OR MAIL IT IN SO THAT A QUORUM CAN BE REACHED.

If you ever wondered where the money goes that you pay to your Village HOA, here is just a small example:

FPL, which power the lights & irrigation pumps.
Landscaping and irrigation within our Community, new trees, plants flowers, mulch.
Pest control and monitoring
Accounting, all member payments, fees, expenses year end statements, taxes etc.
Property Management
Attorney fees, collection of bad debt other legal fees
Insurance, covering the common areas and protecting the HOA and the members.
Road repair and replacement, otherwise this would be a huge assessment when it came due.
Signs
Long term reserves that cover major repairs to the Roads, saving you the possibility of a large assessment.

There is so much more that your money goes to when it comes to the Village assessments.  This is why it is so important for you to stay current with your payments, the Association depends on those funds to operate this community.

The Master Assessment also have a very large list of expenses to cover within their budget.

The rat / animal traps are still being placed around the community. Please keep the tops of your garbage can on securely and place them at the curb on Wednesday and Saturday. Please do not feed the ducks or leave food outside.

RENTAL POLICY PLEASE READ

Homeowners of Candlewood Village, What would you like to see here on your Website?  Please send an email to us with your ideas. 

 The Board of Directors has motioned to start cleaning up the properties that have been non-compliant and are still in violation of the Candlewood Village Documents.  As per the Candlewood Governing Documents state in Article 9 section 9.01 C. "the Association shall have the right upon 7 seven says prior written notice to correct such condition and to enter uopn such lot to make such repairs or to perform maintenance".  We will begin the cleaning of the sidewalks and areas of that nature.  The Board regrets having to do this, however, the Community is in desparate need to bring the values of the properties back.  If you have received a notice please complete the action necessary to close that violation.  The homeowner will incur the expense and fees related to the clean up.  Please contact our office if you have any questions or concerns.
