Architectural Control
Our Company will provide the proper Documents, per your Association By-Laws, for all improvements and or changes. If your Association has selected the Website or has an existing Website, we will provide those forms to be downloaded from the web page. All applications will be reviewed completely. Before approval of any changes is granted the Board of Directors will be given a report. We will also Review some items of improvements with the Board of Directors that can be approved without delay; this will be a decision made by the Direction of the Board. All permits and proper Village and County documents will be reviewed to ensure all requirements have been made. We will consult with the Homeowner’s Contractor or consult one of our own to ensure County, State and Local Codes are being followed. Our Staff will handle all aspects of ACC. Further information and guidelines will be determined after review of your Covenants, By-laws & Rules & Regulations.
Landscape management
This service will provide your Association the following:
Survey the Association Property at least once every two weeks; assign any routine maintenance that is not being followed through. Note any larger problems and report (with recommendations) to the Board. We will deal with the Landscape Company personally to handle all aspects regarding your Common areas. We will require a summarized maintenance report of services performed, by the Landscape Company, either monthly or quarterly depending on the need of your Community. Ensure that contracts and agreements between the Association and Subcontractors are performed according to the terms of the agreements. Supervise and assign all work with regards to grounds keeping. Review and monitor the performance of service Contractors, and recommend changes to provide better performance, greater efficiency and/or lower maintenance cost. Obtain at least 3 proposals for Bids for comparison. Handle all contracts and documents pertaining to Landscape Management. Ensure proper pest control and fertilization is being performed. Monitor irrigation system and request repairs as needed. All additional cost outside of the regular monthly Landscape Contract fee will be brought to the Board for approval prior to any additional funds being spent.
