CEA INC. Property Management Company has a Commitment to provide detailed, personal services to all of our Communities.   

What sets us apart from other Companies...You choose only the services your Association requires.  If you require Code Enforcement, we will provide you with COMPLETE Code Enforcement for your Association, nothing else, no additional fee for services you do not need.  Below is a list of services provided.     



  • Code Enforcement, Enforce Rules & Regulations;Digital Photos on file for violations; Establish policies for same if needed.
  • Architectural Control
  • Landscape Maintenance/Management
  • Recreation center/pool area
  • Consulting for Board of Directors and continued Training and updates on the constantly changing laws.   
  • Website Design and Launch (This would include your By-laws, monthly minutes, additional letters from your Board, ACC Applications to print, etc.)
  • Provide a FREE link page for your Association, password secure, for posting minutes, letters, etc.
  • Accounting
  • Administrative Secretarial needs, Newsletter prepared, Board Agenda's, Board Minutes (from dictation), prepare annual meeting documents, proxies, ballots and election material as required by law, assist in the first meeting of the Board to elect officers and brief members on policies and procedures
  • HOA Call Service/ Take all Association calls, answer questions, problems and complaints of Homeowner's
  • Provide Board member binders (This includes all information needed to hold a successful meeting and copies of documents that each Board member should have) These documents are updated as needed, Please inquire for further information.   

Additional Services

If your Association does not have an Association mail box or delivery center, we will provide a drop box to be placed at a location approved by your Board of Directors.  This will eliminate the burden of document delivery or pick-up by a member of your Association.  This will be a locked box.

We develop and print most Stationary in office, this reduces the cost to the Association.  We will charge you only for the stationary actual cost, not ink.

Large copy jobs, such as mailings for all Homeowners, will be subject to copy charges at the lowest cost we can obtain.  Any related stationary, such as envelopes and labels will be actual cost.

Our Company uses the services of an Attorney for Collection purposes, No out of pocket fees for the Associations! 

Run background checks on prospective Renters (fee usually under $100)
Place renter deposits in escrow funds

Provide professional expertise, knowledge of Association Documents and Florida Statues.
